A consistent windswell beachbreak on Miami's Dade County coast, Franklin Street works best when wind swells push NNE or SE into a sand bottom that shifts with the season. Low and incoming tide draws out the best shape, and a nearby reef off Mead Street adds a reef option on larger groundswells. Size range runs waist-high and up, with ESE wind keeping faces clean. This is the right call on small windswell days, but look elsewhere when hurricane or winter groundswells are running, when the beach gets overwhelmed and the soft sand bottom can't organize into anything worth paddling for. The surf is heavy with people most of the time, though the atmosphere stays relaxed since almost nobody in Dade or Broward County qualifies as a true local. Bottom: sand. Season: fall through spring. Consistency: reliable on windswells, average on groundswells. One hard rule: surfing is banned here from 9 a.m. To 5 p.m., so dawn patrol or late afternoon sessions are your only legal windows.

About this break

What it's actually like

Crowd & Localism

Expect a heavy lineup most days, particularly on weekends when all of Miami seems to paddle out. The saving grace is that peaks spread across a long stretch of beach, so you can usually find a less contested sandbar with some effort. Local vibe is genuinely mellow because almost no one here grew up surfing this stretch. Still, spread out rather than stacking everyone on one peak.

Access & Facilities

Surfing is restricted from 9 a.m. To 5 p.m. Daily. Dawn patrol is the move: you get the best light, cooler temps, and a thinner crowd. Parking, amenities, and food options are plentiful in this urban stretch of Miami Beach. Water quality is surprisingly clean given the density of the surrounding area. Watch for sea lice in spring and Portuguese man-of-war during windswells. Sharks are present year-round.

Nearby Alternatives

When Franklin Street is blown out or overrun, the reef at Mead Street handles larger groundswells with more structure. On bigger hurricane swells, spots farther north in Broward County may offer better shape with less crowd pressure.
