A beach break wedged against the southern boundary of Camp Pendleton military reservation, this stretch of Virginia Beach sand lights up on SE swells from tropical cyclones and NE swells from nor'easters. Optimal conditions are chest-high to overhead, low to mid tide, with SW to W wind ideal and NW more manageable here than at nearby breaks. The access is easy: a large free parking lot at the south end of Vanderbilt Avenue draws every surfer in the southern half of the city, making summer sessions genuinely crowded when a storm delivers. Fenced poles mark the hard boundary with the military range to the south, drift past them and you are inside an active rifle range. Bottom: sand. Season: late summer through winter, storm-dependent. Consistency: variable, needs a named storm or frontal system to really fire. Bring a fish or longboard for the smaller days, and get there before 6am in summer to claim free parking before the zoo opens.

Crowd & Localism

The vibe is welcoming and localism is minimal, but the crowd factor is real: this is one of the most accessible beach breaks in Virginia Beach and it shows. Summer weekends with swell are shoulder-to-shoulder. Dawn patrol is not a suggestion here, it is the strategy. Weekday sessions are noticeably quieter.

Access & Facilities

Park in the large lot at the south end of Vanderbilt Avenue. Free parking runs 6am to 10am from April 1 through September 30, after which fees apply. Water quality is acceptable for Virginia Beach. The key hazard beyond crowds is the military boundary to the south: fencing and poles mark the line, and crossing into Camp Pendleton is not a grey area.

Nearby Alternatives

When the crowd is unbearable or the banks are blown out, other Virginia Beach beach breaks along the Croatan strip to the north offer similar sand-bottom peaks with potentially lighter pressure. Outer Banks breaks to the south catch similar SE and NE swell windows with more stretch of coastline to spread the crowd.
